Middlesex County and its municipalities have been riding a five-year housing boom, and things aren’t slowing down either. 2020 with no exception is shaping up to be a record building year in Southwestern Ontario.
Rhythm Towns first release sold over 90% within 90 days and Kilworth Heights West first release sold 100% in 120 days.
“The interest in our communities has been unprecedented,” says Dan Marois, Sr. Marketing & Sales Manager at JD Development Group.
What’s really driving the County’s housing boom can be attributed to an increase in demand. GTA dwellers are selling their homes and properties and buying bigger and cheaper lots in the London area.
Amidst the COVID-19 pandemic, more of the workforce has fully transitioned to work-from-home or partial work-from-home. The transition has allowed families greater freedom in choosing where to live, with remote-in work access becoming the norm. People are no longer tied to the bricks and mortar of an office building, making proximity to the workplace no longer a driving factor in the homebuying decision-making process.
A local real estate agent in London and Middlesex says, “It’s absolutely a trend.” “People are moving for that specific reason. They don’t want to be in Toronto, with the crowds, and now that they can work remotely or only go to the office one or two days a week, they’re cashing out and getting big dollars there and coming and buying here”.
We are also seeing a bigger mix in the type of housing being built in the county. Last year, the county identified a limited stock of housing options, including units for rent, contributing as a key driver to homelessness amid skyrocketing home prices. In September, the average resale price of a home was $575,785, an 18 percent increase over a year ago.
There are so many factors that go into deciding where you’re going to live: location, proximity to amenities, employment, quality services, recreational activities, diversity …Southwestern London has it all and it’s no surprise that more and more people are choosing to call London home!
